The dark side of real estate syndication that nobody talks about  That and the sponsors not doing a capital call but raising a debt fund that will have an equity position in that deal so they can continue to collect fees but now investors are further down the capital stack and more likely they will lose even more money....

Then, those agents are compensated to offer better trainings via company stock.Will an agent sponsor you that is available 18 hours a day, seven days a week when you have questions?

@Carlos PtriawanIt’s extremely challenging and with any sponsor financials can look good one year (or not so good) and turn right around the following year.

This is generally due to the fact that this is how the American housing giants – Fannie Mae and Freddie Mac – government-sponsored agencies, separate their loan programs.Note that this is another example of where real estate “lingo” doesn’t always match with the standard English Language!

. - If you are investing passively in a syndication with bonus depreciation, make sure to vet the sponsor and understand the investment vehicle before you invest.
