You can spend time and money on deals that don't go anywhere....that's part of the business...but you want to avoid spinning your wheels.If a seller sends you a tape and says something like..... 

If the press gets hold of a story that spins you as anti veterans, you will have a hard time doing business there.

If you're on your own with nobody to teach you, most will spin their wheels and get nowhere because they don't know how to find ARV accurately, don't know how to price rehabs accurately, etc., etc., etc.  

That was one of my favorite podcasts so far - so much expertise came out of him my head was spinning, ha.

They rationalize it with positive spin that is completely based on future events they have no control over.Rationalization is the most expensive word in the REI vocabulary. 

Public internet sites are a social gathering of all types, it's not a good place to form a real education when you might be listening to a guy with an insurance background trying to spin some real estate program.
