Larry as I have mentioned on BP over the years these courses have their start in MLM how many folks have you know to have a closet full of soap.. or trying to sell phone service ACN five links wicker baskets cosmetics vitamins etc etc.. its all the same pitch why we want to do this and all these pull or tug at the exact same heart strings IE better life more time with the kiddos etc etc. learning how to flip and or syndicate or buy and hold is vastly different than the wholesaler courses ( which is nothing more than selling real estate just like a broker would do).

Just like STR, they need to be furnished and stocked, but you don't have to provide as many commodities like shampoo, soap, etc.

Kevin: Yes this tenant was actually living in this mess...there was alot of hair caked onto the sink from shaving, a leftover used bar of soap, and was seen moving out person belongings like clothing and a bed.I imagine we wouldn't have a hard time tracking him down as we have employment paperwork, application information, and even a forwarding address he left at key turn-in...although I would be very surprised if this address is legitimate(he must know what kind of evidence he left behind).Also no complaints from neighboring units of strange smells.George P.: I spoke with our maintenance head and found out that this tenant was fired from his maintenance position due to "coming into work sick and tired frequently" and having an alcohol problem.I agree the authorities should be contacted, but as far as I know this has not happened.

Pay a little to get more in rent.Be sure the lease addresses how common area damage, common expenses (like toilet paper, dish soap, etc.), and common utilities will be covered.Good luck!

These apartments can be rented out for $850 bringing in an additional $20,400.So for NOI I would calculate: $100,000(reveniue)-$2,500(linen service)-$5,641(electric)-$990(water)-$2,800(insurance)-$3,360(maid service)= $84,709Now I understand there might be some other expenses like the mini soaps and such, but I don't think these would be major expense.

This is causing agida with the tenant next door who has a 60 day notice to terminate (only at the end/anniversary of the lease, then an auto-renew for another year)... who "was" planning to renew then suddenly had a change of heart and wants to immediately vacate.Im all for letting the "change of course" tenant go, however I want her to understand that Ill legally hold her accountable for rent until Ive re-rented the unit (we allow tenants to report to credit agencies as well, this one does), and I fully expect her to pay until such time.
