I currently have a single family rental here in Indy (since 2019) and looking to network and learn more on multi-family commercial investing before making the leap. 

Recently one of my clients purchased a $120k single family house and is currently renting it out for $1550/mo. 

We are the polar opposite of the section 8 model for single family.

It could be as soon as next week that I'll be back in Austin, so I wanted to see the likelihood of doing a single flip, for the first year, and what this looks like financially over time as we increase.

That is just not realistic.To illustrate this.. lets run this experiemtn.Imagine me giving 4000 people, that same list of 2000 contacts... what your claim then states... that pretty much 4000 people will all make a deal from 2000 leads.So 2 different people make a deal from ONE single house.So that too is proven wrong.So the way THEY told you that claim is completely wrong, and logically impossible.

I was preapproved with that amount before, but it was for a single family, primary residence about six months ago.

Second, their website does not mention a single thing about COMPLETED projects.  

To match the returns you'd have to peg every grand-slam appreciating stock every-single-year on the street.

., "I will buy at least one single-family home, duplex, triplex, or fourplex before the end of 2019") and then do it.

We acquired 3 single family homes in 2023 and we are midway through a 6-unit deal for 2024 and looking to get more.
