My syndicator criteria - they have significant experience in the asset class, they're trustworthy straight-shooters, Syndication structures - From a numbers standpoint, I look for double digit cash on cash and mid to high teens IRRs.

I can still help those like in the example but they can't expect a headache return of SFR in the teens and then drop just 2 to 3% down on cash on cash and land some jewel passive commercial property.I also wish those not well versed in a specific asset class would not make sweeping comments.

I know ideally 10% or more would be great.You can likely get a preferred return of 7%-8% from a multifamily syndicate deal and assuming you find a good market, a good sponsor and a good deal you can expect returns of mid to high teens on a value-add deal.

The property is in a different state and I’m not familiar with the market in that area.For the first 10 years, the rent was $17.35 a sqr ftFor the last 5 years, the rent was $19.28.The tenant is coming to the end of their lease and they are requesting a substantial reduction: $17.20 for another 10 years.They sent me a “Lease Comps Summary” report to support the notion that the rent should be lower.I’ve called some local brokers to try and find out what the market rate should be and brokers tell me, “high teen”.
