From my understanding, as long as you intend on doing a STR when you close, there are no rules against changing your strategy after closing, especially if you find that something else is more profitable.So in our case, the lender determined an STR would bring in ~$3500/month (with all of their conservative factors), but now that we operate it as a huge 3300 sqft Co-Living property, it actually brings in $7000/month.

Again, treating folks with housing support funds with the same dignity and respect as everyone else, usually nets quality clients that listen and do their best to follow the rules.

My underwriting would have this large negative cash flow for 7 years.I would do a thorough underwriting but want to show using quick math the issue so I will use the 50% rule.

The STR owners have banded together and are meeting with the town as a group, and it looks like the town will adopt some STR rules allowing and setting guidelines for STRs. 

So is it a matter or reaching out to lenders saying I'm willing and able to act as a broker and ask for their terms/rules?

It seems simple, but it's not a DIY thing because of technical rules that are different depending on circumstances.Or, you can pay a lawyer to file an ejectment lawsuit, the developer can pay a lawyer to defend the lawsuit and redeem, and the developer will also be responsible for reimbursing your legal fees, plus interest. 

Although @Joshua Dorkin has correctly stated that posts aren't deleted, they can be hidden when they have some forum rule violation or when a post is a duplicate.

I have found personally some city rules for renting are simple in the suburbs and some people are specifically seeking these areas for one reason or another.
