@Ben BolingbrokeI would tend to spend my 30k on a new TPO roof or marketing to find deals, however, I think if you can get going on MF investing then 30k is an insignificant rounding error.

I kinda just think using Dave Ramsey’s radio/podcast/YouTube stuff for property investing advice is square peg in a round hole as it just not the intended audience- I’m sure his personal practices are quite different. 

To be fair they have done a very good job of managing their growth, building out their commercial areas, and having things to do there year round.
