If you want to rent the entire home out as an LTR, MTR or STR, take all of your roommates to the next house with you. 

Having a few of your friends as roommates helping to pay down your mortgage every month is a win win.

It's better to move in with family or find a roommate to rent out a room or something so he can save some money.   

Most tenants who rent a home are not looking for roommates.

If you don't like the idea of roommates, then a home with a separate entrance to the basement allows you to Airbnb or short-term rent a space. 

BTW, he and his roommate were registered sex offenders, with minor children by force, abuse of authority. 

@Michael MorenoAgree with rest.....halt extra mortgage pymt save that to invest in real estate...Keep doing the other non real estate investing bc we all need to be balanced etc ....Lastly we don't know your situation but what about taking on a roommate or room rental to help with the original mortgage?

It sounds like you want to be a rental property owner/investor and not just looking to minimize your out of pocket housing expenses (getting a roommate to help cover your mortgage with a single family home).  

Saves you time to market the property if the person B needs another roommate.
