I am considering to do 1031 exchange into one of their projects.

This was one of my first projects and it was poorly done.  

We have helped several businesses open up using a Tiny Home to fit their business needs along with the City of St Louis with their homeless project.

"Value add multifamily" is a cute term, but it will be an absolute bear of a project that will evaporate cash if you don't know what you are doing...and perhaps even if you do know what you are doing.

All situations are specific to individuals.Our best wishes and empathy go out to those LA individuals and communities.It’s been about 6 years since one of our storage locations was flooded for about 4 months.  2 feet over the roof.  

Our goal for the projects we flip and the projects we design for other investors is to figure out how to get the same look at a fraction of the price. 

I would like to learn more, as I am gearing up for a new construction project myself.

One thing to note- the building is older (built in 1922), is considered in a historical district, and although each unit has been fully renovated, I have not upgraded all the electrical/roof and plumbing, so that's on the older side which I know is more challenging to get insured... 

This is the metric typically used on row homes or twins, detached structures usually add landscape or more siding and a higher likelihood of pitched & shingled roof.
