Some types of Creative Financing include: Seller/Owner Financing, Land Contract, Wrap, Assumption, Subto, Lease Option, Contract for Deed.

I had to explain to her that when I rent from you, I have temporary owner's rights and you can't just walk into my house whenever you want.

Meanwhile, the sellers who are most likely to offer creative financing are normally the owners of  real estate that have issues.....condition.....low barrier/over supply market......or perhaps pricing issue, and one of these factors is why its not marketable in a arms length transaction and why creative financing would be accepted.

It is just a reality how many PMs have no idea how to process claims and have close to 0 systems to protect assets for business owners. 

It's not as simple as homes that were burned being rebuilt and original owners returning to them.

Nothing else.Every other platform doesn't have the reach that the 2 big ones have and in some cases are very owner negative.

Or are you actually talking to a bank about buying the note so you can see the notes and credit on the owner of the property?

The 4% and 6% rates are just the names given to differentiate commercial and owner-occupied.The 6% rate is obviously significantly high, but it's fairly average nationally.

Call the mechanic or gas station up the street and ask the owners if they know someone.
