Unfortunately there is no individual or specific governing body in regards to property management in NY State so there are a lot of illegal companies pretending to be property managers and there are serious consequences for operating as a property manager without being properly licensed in NY.

Let's pretend here and Say you could do your own Renovations and qualify for a loan and can afford the PITI including PMI.

The truth is that I'm not all that notable hahaBut humor me for a moment and pretend that my accomplishments are notable enough to pass their test.

That's all wholesaling is, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

Put enough down so cash flow is safe even if rents drop and then just plow the cash flow into more units or repaying I would pretend they don't exist in my mind and start saving for a house with the GF.

Okay. we have too many sofa experts who like to pretend that they are the attorneys and that they do not see a 5 ton elephant in a 400sq ft room. 

That being said, I'm not pretending to be a tax professional - hence my recommendation of a book that I found to be helpful and then deferring to actual tax professionals.
