Did you move due to work, medical, or an other pressing reason? 

Currently I am only familiar with the Orange County Market, and you would be hard pressed to find a duplex/triplex in this area for that range. 

Recent events have pressed more of a NEED than a WANT- looking to get my brother-in-law into a flip or BRRRR-type property for a few reasons: 1) Get a young single father an alternative living arrangement to current situation 2) Allow him to pay down debt 3) Get him interested in real estate investing for lifelong financial benefit.

Door Hangers work my Dad did this in the 60s and 70s he bought his own printing press and guess who ran it after school.then he would go down to the salivation army Sat morn at 6 am and pick up those exiting the facility.. these guys would put out about 500 flyers a day for 20 bucks.. you could do it with highschool kids today. he put out 20,000 a week.. and then the 1% rule followed  200 leads  then 20 sales..

Send them info about it well in advance. a nice package with a folder and a professional headshot and a printout of a press release for the event, with lots of great and interesting details that a reporter can easily report and even spice up as they do.

Be sure to put in your zip code (don't rely upon the automatic feature to give you geo targeted events) and press button for future events. 

You're going to be hard pressed to find a bank that is going to give you a regular loan on a property that needs a lot of work. 

Here are some details that I'm not really sure how to press forward on.Good news is that the price dropped 40k, a more realist number.

I am not pressed to buy in Boston - of course the market is very pricey there.
