It took two months to get resolved and the tenant left the property so dirty I had to replay all the flooring..Including a nice bamboo floor, paint everything because the non smoking property was so gritted up from pot smokers, and strip and refinish the kitchen cabinets because there was so much grease on them it was like a rendering plant that had never been cleaned before.Maintenance — contractors can be contractors and the PM really do nothing to hold them accountableFollow up — they do not follow up on anything unless it creates revenue for them.

The first is that he smokes cigarettes and pot (not legal here) in his apartment for which we have had complaints about (as the smell travels) from both the apartment above him and from the renter of the commercial space below him.

I'm going to be dropping the hammer on some guests who stayed over Christmas, were SUPER PICKY about everything and had me scrambling on Christmas Day to find pots and pans that didn't have superficial scratches on them... and then left the place a total mess, didn't follow any of my check-out instructions, my housekeepers picked up an entire garbage bag worth of trash - and it was just two people!

Pretty sure these are your prospective guests:Rod GrubbRosie GrubbAt least they don't have social media pictures like some of my prospective tenants that end up showing themselves smoking pot and cigarettes (they swear they don't smoke), all their dogs (they swear they don't have pets) and their posts are full of relationship drama (my girlfriend won't be here)So you've got that going for you....
