You have 22 properties that are probably at least 60 years old. 15% maintenance of $1000 rent does not get you very far when you start looking at big-ticket items like roofs, windows, plumbing, HVAC, driveway, tree-removal etc.I am doing this long enough here in Milwaukee that I own some properties I have rehabed twice.

As far as the house, I would get someone to complete the outside and I would finish the inside and do all of the electrical, plumbing, trim, etc. and contract out the drywall myself.

We spent a total of just under 50k renovating the property, all new windows, interior including paint, flooring, updated plumbing, electrical, all completely renovated the interior including removal of popcorn ceilings, and all costmetic updates, cabinets, countertops, light fixtures.
