I've only had one person look at my home. 

Most of the ones failing have been due to lack of appropriate financing or inappropriate product mix.  

It’s an item in our roadmap, but maybe I just need to prioritize it to the top of the list in 1H 2024.Bottom line is that I allowed us to stop supporting it several years ago, in a decision I wish I could have back. honestly, I used to use the app personally as well.

@Grant Shipman Great stuff, I'm a big fan of co-living/rent by room strategy, and I do it here locally in Denver metro, and it is the best strategy in today's market for any house hacker to live for free or make money while living there, but they have to sacrifice personal space.

I have no personal experience with them but they are the only company I know of that are built more for self managers and small portfolios. 

Typical cost for the setup would be in the $15,000 range which would include production of the Private Placement Memorandum, Subscription Agreement, and Operating Agreement, Investor Qualification Forms, as well as filing Form D with the SEC, and state “Blue Sky” filings in those states where your investors reside. 

My personal preference for a buy and hold would be an already established area (or an area that's still gentrifying, but has already seen significant progress). 

The issue was a person sold their home subject 2 and the person who bought it stopped paying.

I personally again in my opinion only.. but these guys could be fake lenders.. for sure HML  do not have a requirement that they can only lend to a corp..

AND prices have come down a bit in the last few years.Get a good grip on your personal spending and CUT BACK on everything for a couple of years.
