As young adults, aside from the car and a degree in their cap, they aren't given any lump of money. 

Most people I talk to says it is worth it (including me), but others are selling because it is not worth it to them.For our indoor pools it never fails to get a call every few weeks saying the indoor pool is too cold (84 to 86 degrees) and we have to explain this is the industry standard and prevents mold and mildew inside. 

Depending on the degree you want to scale.

Certainly beats driving to a rental at midnight when your guests lock themselves out or monitoring your guests turning the thermostat down to 65 degrees and frying your HVAC unit.Ultimately, the decision depends on your comfort level.

Self-managing landlords can absolutely do the job, it's just a matter of to what degree.

It also depends to some degree on your water supply - how acidic it is - and climate,  etc.   

My background is in building, with a degree from TAMU in Construction Science, and I'm currently a project manager overseeing new construction and remodeling of high end custom homes in Houston.
