@Sam Leon, I have gotten many ugly pink and peach coloured tub tile surrounds to neutral colors for my clients.

Although I don't live alone and would have someone with me, it's still my home and not a neutral area.I got a response for the furniture but the persons message didn't include their name.

I would clean out the junk in the pole shed, clean the interior, repaint a neutral color, replace carpet and other light rehab tasks.

These would be held by an escrow company or neutral attorney, with instructions to record the mortgage/DOT assignment and provide the associated documents to your lender, if you default.If things go well, you would pay your lender, your rehabber would pay you, and everything would get paid off when the flip is sold.

As a general rule, the LLC for rental properties is tax neutral.  

Legally they are supposed to be neutral but it is impossible to ensure that.
