They might be trying to tell people the number of useful or trustworthy reviews?

Would you try and steer the lender towards considering comps for individual townhomes?  

It seems you and your husband have the ability to make a property more desirable and I would try to stay local for the same reasons you listed.

I was trying to use the rental profit calculator but it did not have an option that I could see for Canadian towns and Provinces.

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

I ultimately did not do it but I'd be interested to hear if anyone tried that program or knows of anyone who did.
