Keep in mind if you are going to turn over houses quickly and they require heavy or even moderate level renovations, having additional liquidity outside of the down payment money will allow for you to advance the renovation quicker and get to the refinance event quicker.

You still have high leverage which means your 70k in equity generates ~25% returns over the next two years assuming moderate appreciate (~5%) approximately 7% in cash flow and 17% in gained equity (mortgage pay down and appreciation).

We do not like the low income to moderate income areas regardless of cap rate as they tend to have less expendable income in an economic downturn and are hit hardest the most.
