Buy and hold from agent
It seems unlikely to me that paying retail for a rental property will produce great cash flow.
Still,
1. Is it possible? Is there a place for an agent in an investor's Rolodex?
2. If you are going to shop for an investment property through an agent, how important is it that that agent is an investor, too?

I only buy at "retail" as you put it. I have plenty of cash flow. I also believe that "buying below market" is a myth.
