I'm not too familiar with the markets yet but research I've done suggests that the towns of New Britain, New Haven and Hartford all have a good mix of inventory and low prices coupled with plenty of amenities, night life, cafes, etc and local colleges to bring younger people to the area year after year.

The city also benefits from a relatively low cost of living compared to other major cities, attracting both renters and investors.

And 3 foreclosures are at an all time low because servicers and banks realized after the GFC workouts are far superior to foreclosure so at worse if they miss payments it will be like Covid these sevicers will add missed payments and extend their mortgages..

This crowd tends to chase away low quality high volume posters. 

While I know Brandon and his team has experience, the going in cap rate is very low for MHP (I was told mid single digit).

It possible that the market will stay low for a long time.

They only book at low prices here.

There was positive population growth, medium home price growth, low unemployment, good rent to home ratios, and low crime, all of which are factors when I start looking into an area to invest in.  

This is a fine example of where to research out of state investments as the housing prices to purchase are still reasonable and low (not like California where I am and entry level house SFR is a million dollars).
