I realize it's just an example and my comment is a generalization but just something to be aware of.With regards to the original question, I think it comes down more to what you want to do and what the offer is for walking away vs. rebuilding.That is the exact example a public insurance adjuster used when speaking to a local investor group a few years ago.

I'm new to real estate investing and looking to connect with any local investor.

However, especially if the investor is buying in an area they are not familiar with, they probably will not know the nuances of the local area. 

We recently relocated to Phoenix last summer and I'm starting to look for recommendations for local credit unions here in Phoenix which are trustworthy, low rates, personal touch, easy/simple to work with, etc. 

I'm also hopeful to get some local cooperation now that he's claiming partnerships with local government. 

It will be remote, but since you live there now, you probably already have connections who either already know the house or local friends to find you good people to service things as needed.
