Do you know is it different today with the idea behind "subject to" purchasing in IL?  

The market is ALWAYS changing but I know at this time, seasoned investors are getting 80% LTV on DSCR in the 6% range and 90% of PP/100% of renovation if total loan does not exceed 75% of ARV for FixNFlip loans. =)  

It will be remote, but since you live there now, you probably already have connections who either already know the house or local friends to find you good people to service things as needed.

I know this is also a National issue, especially in land constricted markets.

Then you can start seeing other places just on the MLS when you get this strategy down and knowing what rough numbers will be, but it is always mandatory to get a full amount of rehab costs to get the GC into the property. 

You could be eaten alive without knowing for months.
