In fact, one case where my client did not have the social, the judge required us to submit other evidence that the tenants were not in the military and my marshal had to knock on the doors of half the street and sign an affidavit saying he spoke to the neighborhood and nobody said the tenants were in the military !

I'm curious, from your experience, which method do you think yields the best results: cold calls, sending out mailers, or door knocking?

On a 250k loan I can knock off about 3 years from a 30yr mortgage and save $14,000 in interest simply by paying my mortgage with my debit card and using the cashback reward as an additional principal payment.

Some do apply, but that's not why it'll be superior.Real estate will be superior because the opportunity knocking on the door is the ongoing devaluation of the USD relative to any real asset class with limited supply. 

I'm going to hit the ground running this weekend, knocking on doors, planting bandit signs, and even making offers on expired MLS listings.
