If it was 20 years ago and they had the same name, its gonna be an uphill battle to go back now after someone has been paying taxes on a property and probably upgraded it during that time.

It's an interesting idea that still hasn't landed any significant changes. 

Until I am considering building cash flow with launch an ATM business then using that cash flow to invest into BRRRR deals and then BTR deals. 

It sounds like you have an "estimated" revenue and not actual revenue going back a few years?

Only at that point can an underwriter recognize it as an income producing property. that's for some lender ; for other lender they can use appraisal opinion.to reduce dti from primary you could also attach lease agreement and proof of income.

The issues so far: finding an affordable property that makes sense with rents and is also a place I would comfortably choose to live.
