Jacob,It sounds to me that you need another money source. 

So I'm super frustrated because I'm on my 3rd deal and I have yet to successfully find a credit partner or the infamous private lenders I read about in the books.

But if it happens to be the week I'm in Costa Rica with a cold cerveza & hot senorita or Disney with the kiddos when that infamous "2am clogged toilet" phone call comes in I can just allow the professionals to handle it.

@Adi Jacob It's called investing and what I understand most investments come with risk.

Some investors with large portfolios can mitigate those losses through unit count, but the smaller investors - most of whom are members of the infamous beleaguered middle class - have less means in absorb that.
