I’m guessing that is because of your pessimistic view on the economy right now, but even if the markets dip temporarily, based on history, they will rebound to even higher points (I know just cause it’s happened before doesn’t guarantee it will happen again).Personally I have a successful business, but opted to diversify into real estate because my industry is heavily regulated and one change of a law could make me MUCH less profitable.

We did quite well in the Timber game in the 90s Owned many thousands of acres of Timberland during that time its a great industry one of the favorite things I ever did beat the heck out of rental houses LOL

Again, depends on how you're planning to use the property (exclusively investment, blended occupancy/rental, or full-time occupancy) - if investment only an LLC would be the move. 

It offers a great opportunity to learn the ins and outs of the industry while building a network. 

Like most service industries, there is nothing more important than the human touch as that is what people relate to and feel comfortable with.

There are other ways to be part of the real estate industry besides being an investor and those may be more financially advantageous for you. 

In fact, Flagstaff is affectionately called “poverty with a view” because it’s expensive and super pretty but the main industries are basically just NAU and tourism.

Their main sales pitch is that they will teach you how to make more money by charging your investors double the industry average acquisition fee.
