Do you recommend any resources I can use to educate myself of landlord-tenant laws? 

I believe it is a larger issue than what we define as the economy, which is mostly measured in corporate profits and Wall Street performance, this is not what the average person perceives.

I know other local RE investors well enough to potential ask that they take on my child’s continuing RE education and I think it would be in both of our best interests.  

@Zach Lemaster I think that is a great point; we are getting a phenomenal education along the way, and it is a heck of a lot cheaper than college.

Bogleheads was the source of most of my formative personal finance education (for ~14 years), and it’s relevant because the SWR discussions there are typically in the 2-4% range.
