As I said before the holy grail is those who will lend on value without keeping capital in the deal.

Holy smokes, some other kids can only remember being tossed around from one shelter to another.You may have grown up poor and white but that doesn't somehow mean in society the playing field is level or that some black kid never experienced/experiences hurdles or challenges simply due to his race and that you didnt/dont face despite your upbringing.

I called it the “Holy Grail’ initially.

Phoenix is showing 5,576 STRs holy cow .... so it has nothing to do with the recession I guess, but it's more of a saturated market with declined visitors.
