I'd think Dunkin would be glad to get rid of the inventory even at a steep discount, it would help them eliminate a mess and you at the same time...the cost to purchase the leftover food is probably way less than installing these extra security measures, not to mention the goodwill I'm sure you might receive in return.Just a thought.

I tend to donate building materials, working appliances and the like to Restore/Habitat for Humanity and anything else to Goodwill.

It's definitely not a requirement to do this if you're going to owner occupy and they are month to month - but it will probably build a lot of good will, and may even get them out of the property sooner than expected.

True, you may get one less deal if you help someone else get it, but the upside--the goodwill developed and the resulting connections and leads--is far greater.

For longer leases, wait and see how they are before you offer a new lease, make sure to get an application from each adult and I pay the background check fee for existing tenants (anyone on the lease) as a gesture of good will- not their fault the building was sold.
