I do agree with reaching out to the 1st lien holder if doing a second just to get an idea of what those loan terms are since my loan would be junior to theirs.

They didn’t have to break the door thankfully but they had to break my $200 touchscreen lock and then sent me a 300+ locksmith bill as well as a 900+ junk removal bill although there were no furniture left in the unit and the junk removal people only removed left over food from the fridge and the freezer!!!

Hey I have a property that I'm going to renting out. Insurance has been crazy in Tampa and im curious to know if anyone that does buy and holds has any good insurance companies they can recommend that aren't charging...

If there is a lien holder they are usually more picky on distributing the money and will often make the check payable to you and the insurance company (jointly) who will then piecemeal the money back to you as repairs are completed.

I fully believe that in the end the new capital will save the deal for ODC, they’ll be able to return a small single digit EM to the pref equity holders after 10 years and the original LPs will still lose a portion of our investment.
