My fear though is without learning as much as I can, I'll sound like an idiot and won't get very far. 

Feeling fear is always part of the process when you're purchasing likely the biggest asset of your life. 

Fear (not financing) is one of the biggest danger with REI.

What is the point of a wholesale course where they tell you to go drive for dollars, or knock on doors, or worse.. stalk MLS for "deals".Maybe I should sell a course on wholesaling!

Again, lower your expectations.Good luck  Just spent a few hours stalking the new properties we brought to our PM book.Bloody nora mate, hard to believe what folks are buying and where and for how much 🤷‍♂️First time in 10+ years that I actually started getting worried a bit about our market.I mean, we are talking D class stuff selling for $80,000+All off the MLS also.Toledo got some sexy PR this year but this is insane.Can't sell turnkey in B class for sub $100,000 if my life depended on it.But D class run down $%#@ off the MLS selling for $80,000 all day long.And some solid comps to support this $#%@ also...PM is booming so we will ride the wave.Surfs up 🏄What a shame though....

If the only reason is just fear of investing 100% solo, probably not a good enough reason - should really be a complementary skill set - like are they a licensed realtor in DC (+MD/VA?)

I feel the time is good since theirs fear and people are hesitant because of rates not dropping, thus giving me a opportunity to make this move. 

Obviously my fear is that there's no rental demand.

Next fear: I'm late 40s and have no RE.

Instead of stalking random forums, how about you go on tour undercover and really see what Curbio is all about.
