The property is located in a top 5 School District in State of Georgia over the past 5 years.

My thought is to buy a large home, alter it slightly so it's set up for roommates instead of a family, and then rent to individual professionals that work at the hospital or local school district.  

We own a duplex in a city where there is a cap on the number of vacation rentals allowed EXCEPT in certain areas which are called form districts.

I've seen a difference of 20% in gross revenue for houses on the same street.The economic climate does also matter, which is why I buy and advise to buy near the city business district.

The "School District" information was just the name of the county school district, which every house in my county belongs to.
