They can get expansive and overly complicated quickly

The analogous 'market' financial model I fall back on is this: the P/E expansion of a growth company, when the company introduces something 'New' that triggers renewed investment interest.

Plus the Real Estate Investing world is so expansive, it really depends on what area you're looking to dive into.

If one is already past the wealth expansion stage and the marginal utility of the next dollar is not worth the effort it takes to keep ROE up.. more power to them. 

As 'Real Estate' is widely expansive, I am specifically looking to take my first step and learn the fundamentals and basics.About Me:I'm originally from Courtice, Canada.

If you factor in the different variable expanses for 5% for maintenance, Cap Ex, and Vacancy; the cash flow is -$25. 

My two cents on the traffic comments - Unfortunately the problems extend to the far northwest suburbs as well (although they have improved since the I-90 expansion has been completed).  

The expansion/contraction of the pieces was not an issue & the edge/grip integrity due to the weather extremes proved to be excellent & did not buckle to contract. 

Our market down here is very competitive, but the area is a hotbed of business expansion and will prove to be a lucrative market for a long time.

Mega malls, professional sports stadiums, expansive shopping centers, ten+ bedroom mansions, etc.Maybe this has happened many times in past sellers' markets but for those of us who haven't been in the industry too long, is this normal?
