And get out of the properties that have more cap ex risk or potential problems.  

It's turned out to be quite a good deal for us both, as they are paying all utilities, some maintenance, and have even contributed to some cap ex in exchange for a multi-year lease.

I use a "mailing station" location.......I think Fed ex and Ups allow those too.

The beaches are great and there is a strong ex-pat presence. 

Saying that it's 200+ is for those recently receiving entitlements, old Ex-Army guys like me, my entitle was established when I got out so it's about 75-90K I think.

Cap Ex was relatively high last year due to a water line leak wiped out a good portion of the profits the Cap Ex that year was around 48%of rent since rent was lower.

Without considering insurance, taxes, maintenance, vacancy, or cap-ex you would need to rent the units for ~$3k/month to break even.
