I have come to realize that even though I have not sold, appreciation has really aided me in that it has help fuel my rent increases.....so for that yes appreciation is important even to a Buy and Hold investor.Yes cash flow positive means net income AFTER vacancy, maintenance, insurance, property tax and interest on the mortgage!!!

With real estate your cash distribution is not from the asset it is based on the cash flow that you are getting in excess from the monthly rent.
