I was going to wait to build my portfolio bigger before starting an numbered company, but I'd like to hear what the BP community has to offer in words of advice.Here are the current numbers I'm working with.

The feedback I've received from people is that the legal side tends to be excellent. 

If anyone wants to offer advice as to how I should proceed, I'm open.

Including the guru or person offering this program. 

There is very literally nothing a "wholesaler" can offer a seller today that agent's do not, nothing.

They may offer less direct management and, depending on the location, could provide a solid return.Peer-to-Peer Lending or Crowdfunding: You could look into real estate crowdfunding platforms that let you invest in real estate projects without owning property.

Get in front of tired landlords, who may offer you a hand up.  

Is it like the following:a)  Make an offer on a 5-unit that the Seller acceptsb)  Do my inspections, come up with gameplanc)  Present the lender with final gameplan, once approved then proceed to closing & get the keysd)  Have XX days to convert to a 4plex?
