In 6 months after that ‘initial’ dated possession demand letter was sent- try filing for ejectment to gain possession and collect rents from the current tenants or squatters.

Attorney has already preformed the ejectment and have a Judgement of possession.

The ejectment must be filed in the Court of Common Pleas in Philadelphia as opposed to Landlord Tenant Court.

No lease/agreement even verbal means they are not tenants and can't be evicted.The process for removal is "Ejectment" which is a lawsuit in big boys/girls court with attorneys and sometimes juries;  costs a lot more and takes a lot longer.
