Do you still use a regular purchase and sale agreement with the original seller with any included addendums specifically for wholesaling, and are you legally required to verbally disclose to the seller and buyer or do these disclosures just have to be in the contract itself?

I know many wholesalers who are licensed agents, and the only thing they have to do is disclose they are real estate agents in the contract and they are not representing the seller in the transaction, but nothing else.It will be interesting to see if in VA they will require additional disclosures or not

Pull the original and any added disclosures out - they have questions about community water system - might be worth your while once you get all this data together to consult with an attorney to see if you have a claim.

So, you are not skipping anything.Further, using the same May 7th closing date you would see on your closing disclosure under pre-paid interest you are paying interest from the day of closing until May 30th.
