You can not depend on syndicators these days to underwrite correctly since they seem to be more focused on growing large mailing list and collecting huge upfront fees for closing deals.

Sounds like strategy call would make most sense to see what your goals are with REI and being an agent to determine if the organization I represent aligns with the direction you are looking to go.

There is a 1 inch gap between the baseboards and wall and the actual floor which presumably leads outside due to my having a room with 3 walls that lead directly outside.
