So the idea of doing this all from afar is a bit daunting, however, I know the most important thing here will be to create a great team and outsource as much as possible.I have set my sights on a couple of different markets being in the Southeast and the Midwest; these markets seem to provide the cash flow I am initially interested in generating to value add to the properties I purchase.

We listed strategically and were under contract in 2 weeks in the slowest part of the year (December) whereas all the other similar homes in the neighborhood have been sitting for months and still sitting on the market. 

Are you in the Atlanta Market?

I am considering getting into this space (looking at some courses), but worried that its too late, and that deep local market knowledge/understanding of buyers/connection with developers etc is required to make this work, which only incumbent/long term investors will have and would be hard for a new entrant starting from scratch to catch-up...is my hypothesis valid in your opinion ?

Since it is a family member and I would potentially buy the property for under market value.

To make the strategy successful, you need to find a property that can be acquired below market value.

I tell people all the time: if you can't find a quality PM in a market, don't invest in that market!

However; the real estate market here hasn't stopped at all, and it's blazing.

Last year, I purchased a SFH under market at 7.65% interest rate and did some rehab to up the value.
