Honestly I think 99% of the "find motivated sellers" stuff is just to get newbies to shell out big money for SEO, mailers, "ringless voicemail" (aaaaaa hate!)

I haven’t had any W2 job since June, which wasn’t much in the first place as I was a para at a high school bringing home a whopping $1,000/ month for take home. 

@Chandra Mcculloch - our response rate on direct mail is admittedly bad, we have much more success doing calls and we are working on establishing an online SEO presence (not there yet, but see the value).We've also recently tested handwritten notes to a small group around our current jobs.  

I am currently in the process of learning seo, but I know that it will take a long time to get at the top of the markets I am targeting (separate landing pages for albany, utica, syracuse, rochester, binghamton, buffalo). 

@Don PhelpsWe don’t have just a ton of money to throw at SEO but I do have some ideas to get people bringing us deals.

I figured this was a bad print or since it rains a lot here in the pnw that it was an accident. but over the course of the next few months every postcard i got back was badly smudged and felt like it wasn't very appealing or coming across as professional (i also had my website listed on the postcards)I've got a carrot website and have started the SEO content packages and have had that up since June.

To me modern marketing is content marketing, YouTube, Facebook, Blogging, SEO, Google Reviews etc. 

Those other opportunities will lead you to create a system(s) to get those other opportunities (talking to attorneys, direct mail, SEO, networking with agents etc..).

If you hire an agency to manage the campaign,  add another 1000 mo.if you hustle the SEO scene many many hours must be invested or paid for to beef up your content.
