After leaving several messages with no reply, I was able to contact a lady that did not give a crap. 

Assuming you can get the Co-op leveraged up like you would want, the cash flow would be crap under the new loan.

Just use the body and buy a new one once it craps out.I dunno, that's how I feel about it.  

And if you do buy the most expensive one you can find with the radio and waterfalls and LED lights and all that stupid crap to entertain the guests. 

To answer the op's question....and please anyone jump on this if i am wrong;The country is yeild starved, bonds, besides junk, pay very little, treasuries are a joke, savings rates, crap, very old bull market is tempering new money, retail and associated brick and morter are under attack by a new paridigm and will probably see a large percentage of existing sf go unneeded, industrial space, unsure, so multifamily is the only pond with some fish left!

Go to a second hand store and you’ll have tenant calling on a Sunday night that the fridge or oven just crapped out .

And no, I'm not going to wait until he's at the door with all his crap on move in day to deny bc he doesn't have utilities in his name.

And with your talk of credits and throwing money around I don't know that you are really able to become one.You should be spending your money on a lawyer (I don't say that lightly) and get this crap show under control.
