That can be a draw back if the market is on a mad run up tho.Also, I would always have enough in a heloc to cover your 401k loan in the event of job loss or if you quit your job.

The investors that i work with look to theses growing markets of population and jobs to make an investment that both cash flows and will find appreciation.  

Seeing that you are moving for job reasons, I would probably suggest option 4 until you learn if Seattle is going to be a permanent answer.

Hey Denny - For rehab costs, a good place to start is breaking things down room by room and getting rough estimates for common repairs like the roof, HVAC, kitchen, light cosmetics, etc.
