I am in Madison, but set up a search in Sheboygan and Port Washington as we have some family in that area who thought could keep an eye on things and the entry prices are less (in Dane County the median MLS 4-unit sale this year is $603k with 31 sales and for Sheboygan Co. this year only saw 4 sales of 4-units noted, but a median price of $252k .

One just uses the tried and true wholesaling methods and each geographical area will have its unique ways of doing this.With a lot of land deals starting with tax sales. this is common in CA AZ etc etc. currently I am funding deals in WA ID MT CO AZ TX FLA and then some other states.

Many real estate investing content creators like BiggerPockets have shifted to telling people to focus more on appreciation, which is valid but most house hackers I talk to would like some cash flow once they move out or at least break even.
