In Michigan I've used Liberty Mutual, Encompass, and Foremost.  

The property was built in 1900, has a ton of charm and in a historic neighborhood.  

Mortgages are typically assumable...and it sounds like this is what the seller wants- you basically meet the banks credit standards and assume the loan.A wrap is the origination of a new loan that encompass the existing loan...Bottom line, this is not really seller financing: Seller financing (in a best case scenario) is when the property is free from liens and the seller creates a note and mortgage: i.e. they become the lender.

I began looking further north to Baltimore, and it's evident that Charm City needs a helping hand.

Strategy should encompass what areas you're targeting, how you're going to market to those areas, what methods you're going to use to purchase property, how you will monetize those purchases, and what your exit conditions are.
