For typical ceramic tile I usually estimate about $6/sqft with install for the less expensive tile that would go into a rental. 

eg. fireplace insert removed from the fireplace, ceramic log broken. 

The price was intriguing because each apartment had 1.5 baths, each was 2bdrms with 3 wall through AC units, they were of good size, and the seller had been upgrading the apartments as people moved out with all new cabinets, appliances, and ceramic tile.

I would do a cheap ceramic tile floor in the bathroom.

I'm curious before I tear into this thing what the general cost per square foot is on basic carpeting and ceramic floor tile installation.

The framing, sheetrock ,flooring , bigger windows, cabinets and paint I did it myself. also did a ceramic stand up shower. 2 bedrooms , 1 bath .

We use 12x12 ceramic (.57 cents sq/ft) for any slab houses and 1x6 T&G Pine for any pier and beam houses.

We have have no desire to be slumlords but rather offer high quality rentals with nice finishes that are durable e.i. ceramic tile, granite ect.

In my opinion, they have a combined value of approximately $491,500 as most of them I purchased less than 24 months ago and have replaced AC, hot water heaters, and all but one of them, I installed new ceramic tile in all of the units bathrooms and kitchens as well as installed granite countertops in all the units in all the kitchens and bathrooms.

I have also 'house proofed' ALL my properties by having nothing but ceramic tile floors everywhere.
