We know that they’re building up, it's near a hospital and it is a good neighborhood.

This can encourage positive word-of-mouth and build goodwill if they’re ever a reference for your property.Ultimately, focus on fairness and clear documentation.

You'll find the most success in a place you are familiar with and where you can build a solid team.
