when you buy subto you are taking title and like you point out getting second position money for the downpayment or equtiy .. ( entry fee new term kind of funny but I am guessing thats a Pace ism. )I agree with you these folks need partners not loans.

We are not Pace Morby.

In order for all that to happen on an ongoing pace then you will need more than 1 person unless that 1 person is a zillionaire and can just never stop. 

I like the tactic of paying the down payment in installments on separate dates in the future just as Pace Morby does sometimes on his deals. 

I am not a Pace Morby disciple.

We love NYC but we are due for a change of pace, and a change of scenery.

I was under the impression I had to start an LLC ( for protection) and get a bank account set up first... at least that was what Pace Morby was saying. 

You cannot deny that although the demand for VR's is growing that it is not growing at a fast enough pace.

Most people (in my opinion) get ahead of themselves and start future pacing by picturing their life as a landlord/real estate investor 15 years from now.
