A furnace breaks and no $ to fix it, tenant's leave, "seller" say "wtf, why is there no payment on the mortgage" and buyer says "well, I have no rent's coming in, furnace broke, it was like $8k to fix it, i don't have $8k, i was getting $300mnth, I have $1,500.

We put them in collections - we attempt to collect the lease break fee by ourselves for the first 60 days and then hand it over to a collections company.

I really don't think they'll ever break. 

If you are just a warm body with 80k and no applicable skillset, I wouldn't bother.

@Matthew Samson that's a tough break, sorry to hear about that.

If this is a problem tenant who continues breaking rules, that's something you can work on later but for right now you should do the right thing and look into this.

Maybe 1/10 still listened 11 months ago when I first tried, took a summer break, and now about 4/10 are listening and it's growing. 

I let one tenant break his lease when GK Houses didn't initiate repairs to a kitchen in drastic need of sudden repair while the tenant lived there.
